There are some significant benefits of using blockchain for a real estate crowdfunding platform, and Andy Crebar has cracked the code with his site, HoneyBricks. Primary benefits to investors is a considerably simplified investment process and, in the medium to long run, the ability to transfer shares in private equity real estate deals to other people, seamlessly.

You are going to learn two things in today's podcast. One, that I know naff all about blockchain technology (which is good if you too are a neophyte as Andy answers all my 'dumb' questions), and two, well, you're going to learn a LOT about the blockchain technology and how it can be used in commercial real estate.  It's a fascinating episode and one not to be missed if you want to see into the future of real estate crowdfunding.

Orest Mandzy is managing editor at Commercial Real Estate Direct and tracks the industry through CMBS and other data provided by Trepp and in today's podcast, discusses the state of the US CRE market.

The outlook is not bright and Orest asks 'is this 1989 all over again?' by providing a series of charts that show the trends in property values and market liquidity that help predict where we are headed in 2023 and into 2024.

Investment sales are down 51%, prices are edging down, Barclays Bank, he reports, predict a 20% overall decline in multifamily values, the yield curve is inverted considerably more than it was in 2022, and lender volumes have collapsed to near zero across the board.

I kept seeing Agora in my social media feeds, most notably on LinkedIn (suggesting excellent marketing on their part) and quickly realized that Agora was a credible 'back end' solution for sponsors needing an investor management tool so that's why I invited their head of marketing, Asaf Raz, to join me on the podcast today to find out more about them.

Podcast guest this week is Matt Belcher, CEO and co-founder of Caltier, a new entrant to the real estate crowdfunding platform, and one of those that caters to both accredited and non-accredited investors.

Caltier uses Regulation A+ for its fund, another of the 2012 JOBS Act innovations, that are sometimes also known as mini-IPOs. The regulation brings with it higher disclosure requirements than the usual, accredited investor only Regulation D, and presents some unique opportunities for crowdfunding platforms like Caltier.  Finding deals they both co-invest in as well as own directly Caltier provides real estate investment access to everyone with just a $500 minimum investment.

My podcast guest today, Ryan Windley is a teacher/trainer by trade and real estate investor, who has hacked the Groundfloor real estate crowdfunding platform to get outsized returns relative to the risk he takes.

Groundfloor makes loans to fix and flippers and grades the quality of the loans it makes, offering higher returns for what it considers relatively riskier 'Class D' loans, and lower returns on lower risk deals that it classifies as Class A.

In short, Groundfloor have developed a risk-return model for investors that Ryan figures he's beaten with his own system - and having yielded around an 11% return over three years on loans with risk profiles that should be yielding no more than 7%, well, it looks like he's on to something.

Investors more commonly refer to a ‘downturn’ in property values, or to the end of a real estate bubble.
